Buying Dubai property for the Golden Visa: a pre-purchase checklist

The residency follows the title deed, not the sales agreement. Nine checks to run before you transfer a dirham.

Most Golden Visa problems on the property route are not immigration problems. They are conveyancing problems that surface at the visa stage, when they are expensive to fix.

Key takeaways

  • The qualifying value is the value recorded on the title deed.
  • Joint ownership must give each applicant a qualifying share in their own name.
  • Mortgaged purchases need the lender's position documented up front.

Title and registration

Confirm the property is registered in the applicant's personal name, in a freehold area, with the title issued before the visa application is filed. Company-held property does not carry a personal residency entitlement.

Working through this for your own family? Book a consultation and an adviser will assess your position directly.

Off-plan

Accepted only in defined circumstances and with the developer and payment stage evidenced. Assume off-plan does not qualify until the specific project and completion position are confirmed.

Spouse and children

Dependants are sponsored under the primary holder once the ten-year status is issued. Budget the medical, Emirates ID and sponsorship costs per person rather than treating them as incidental.
